University Heights is in the thick of the emerging UB South Campus area. The neighborhood offers a wide variety of housing, as does the Kensington-Bailey neighborhood with a mix of two-story doubles, one-and-a-half story bungalows, and side-by-side duplexes. Commercial activity is concentrated along Bailey and Kensington Avenues. Bailey Avenue features a variety of retail shops and ethnic restaurants. Main Street near the UB Campus is growing with the addition of several national chains to make Main Street a hub of shopping and entertainment once again.
